Conclusions: The 2nd International Seminar for Field Professionals: Mixed Use Development – Creating City Landscape
On 30 March 2007, the 2nd seminar for field professionals Mixed Use Development – Creating City Landscape organised by Colliers International took place in the premises of Reval Hotel Latvija (Riga, Latvia). In conclusion of the seminar, discussion among developers and field professionals was held.
Igors Graurs, Head of Administration of the City Development Department, Riga City Council, Deputy Director for Economic Affairs: “The seminar was organised at a very professional level: it is delight to see experts not only from the Baltic States but also from the Great Britain, Finland and Sweden in Riga.
The gained knowledge is specific and useful, which is also confirmed by the large number of participants in the seminar. From our side, we assess very positively the initiative of Colliers to facilitate discussion between Riga City Council and players in the real estate sector: construction companies, developers and investors. We hope that the said initiative will be appreciated by the participants of the discussion and that joint meetings will become a regular practice.”

Valters Māziņš, Chairman of the Board of Directors of Jaunrīgas attīstības uzņēmums, Ltd.: “The agenda of the seminar is of a current nature since the trend of integrated planning of even bigger development projects has become clearly defined.
Even when developing a project the scope of which is one building, it is worth to weight out how does it fit in the in the surrounding context and to notice all the opportunities offered by a site.
Developers/entrepreneurs, by exchanging their experience here (in the seminar) and by obtaining information about similar projects elsewhere, have an chance to compare and to consider the use opportunities provided by their own projects, as well as to get better acquainted with terminology and classification used in the international practice.
I would definitely support an initiative of bringing the developers closer to actual debates (meaning, round-table discussions) and, even better, if such debates are held jointly with a city/local government where such projects would be developed.”

Ivars Geidāns, Chairman of the Board of Merks, Ltd.: “I would like to evaluate the seminar organised by Colliers International as very useful and interesting for all the developers of real estate projects in Latvia.
For the first time, the seminar presented not just individual projects but a whole territory of several hectares, development concepts thus stipulating construction of various buildings by combining the business, social and residential functions. It was useful to see presentations of such projects, to evaluate ideas of other developers that could be used in Merks projects. Thus, the developers can have a view about the current tendencies in development of Riga and Pieriga region, as well as the Baltic States in the coming 10 years.
Architects from foreign states gave presentations about the current tendencies in the development of territories in the European metropoles. Colleagues from Lithuania shared useful findings about collaboration with state and local government institutions.
The seminar was useful in order to acknowledge the position of a company itself in the context of the processes occurring in Latvia, the Baltic States and Europe and to gain an opinion how will the cities look like after several years.”

Mihails Morozovs, Managing Partner of Colliers International, the Baltic States:
“We have achieved the objectives set for the seminar. The best experts from the neighbouring countries (the Great Britain, Finland, Sweden, Lithuania) attended the seminar; this time, we chose to invite professionals whose experience is relevant and could be actually used here. The seminar had a maximum number of participants and it witnesses the need for such knowledge in the market. We are pleased that we have made our contribution to increasing the market standards and promotion of collaboration.”
